College Estates - Norwalk's Quieter Side of Town
If you want Norwalk without the traffic noise, College Estates is where you look first.
It sits tucked up near Cerritos College, and that's not an accident, it's the whole personality of the place. Wide, quiet streets. Mature trees that actually shade the sidewalk in summer. Ranch-style homes from the 1950s and 60s, most sitting on lots bigger than what you'll find closer to Firestone Blvd.
This isn't a flashy neighborhood. It's not trying to be. It's the kind of place where people buy once and stay for twenty years, which tells you something about how it lives day to day.
What you'll find here
Three-bedroom ranch homes are the backbone of College Estates. Many still have original hardwood under the carpet, original block walls, and lots deep enough to add a room or a serious backyard setup down the line. Prices typically land in the $700K to $850K range depending on square footage and how much has been updated.
Why buyers like it
Quiet is the top reason, but it's not the only one. You're close to Cerritos College, close to the 605 for anyone commuting toward Long Beach or up toward the 5, and still inside Norwalk's more affordable price bracket compared to some of the fancier ZIP codes nearby.
Who it's not for
If you want walkability to shops and restaurants, this isn't that. It's a drive-everywhere neighborhood. Fine if that's your life anyway. Worth knowing if it's not.
If College Estates looks like your speed, I can pull up what's active right now and we can go see it this week. Just reach out.
