Downey is in the flatlands of Southeast LA — dense, urban, working-class, multi-generational. Whittier sits at the foot of the Puente Hills with more of a small-town feel — especially in Uptown Whittier, which has a genuine walkable main street with local shops, restaurants, and a historic movie theater.

HOME PRICES

Downey medians: $700,000–$750,000. Whittier: typically $650,000–$720,000, though desirable neighborhoods push higher. Tight inventory in both cities — well-priced homes move quickly.

SCHOOLS

Downey Unified and Whittier Union High School District are both solid. Whittier has multiple elementary districts feeding into the high school district, which can complicate the picture. For families, specific school boundaries matter more than city-level reputation.

COMMUTE ACCESS

Downey has cleaner freeway access for most LA County destinations: the 5, 105, and 710. Whittier's access is primarily via the 60 and 605 — better if you work in the San Gabriel Valley. Heading toward downtown LA or LAX, Downey has the advantage.
