If you've been comparing Downey neighborhoods, put Stonewood and South Downey on your list. This stretch runs from the area around Stonewood Center Mall down past Firestone Boulevard. It's one of the most connected parts of the city. It just doesn't get talked about as much as it should.

What the Neighborhood Looks Like

This area is a mix, and that's part of its appeal. Near Stonewood Center Mall, you'll find condos and townhomes next to classic single-family blocks. Keep heading south past Firestone Boulevard and it opens up into mostly single-family homes. Think mid-century construction, quiet streets, and mature trees.

Location is the draw here. The mall puts shopping, restaurants, and a movie theater within a few minutes. Rio San Gabriel Park gives families real green space close by. And with the 5 and the 605 both nearby, getting anywhere in LA County is easier from this pocket than from most of Downey.

Who Buys Here

First-time buyers who want to stay in Downey but need a lower entry point. Buyers who work near the 5 or 605 corridor and want a short commute. And people who looked at the northeast side of the city, felt priced out, and realized this area gets them the same city with more room to work.

The tradeoff is pace, not price. This area doesn't move as fast as Downey's hottest pockets, which means less pressure and more room to negotiate. But well-priced homes still get multiple offers, so don't assume you have all the time in the world.

Schools

Downey Unified School District serves this area, and homes in South Downey typically feed into Downey High School. As always, confirm the exact school assignment for any specific address before you fall in love with a house. Boundaries shift block to block.

What It Costs

Entry-level homes in this area start around $650,000. That usually means a smaller home or one that needs some updating. Move up to $800,000 and you're looking at solidly updated single-family homes with decent square footage.

Above $900,000, you're in the nicer pockets: larger lots, full remodels, and homes closer to the park. It's a wide range, and that's exactly why this area works for so many different buyers.

What I Tell Buyers Considering Stonewood and South Downey

This is one of the better value plays left in Downey. You get the convenience of central Downey living without the premium price tag of the northeast side. If you're patient and you work with someone who knows which blocks are worth it, you can find a genuinely good deal here. Just don't expect it to stay a secret forever.
